Canberra Real Estate

Canberra Real Estate has performed fairly well in 2009 and is tipped to stay solid in the year 2010. House prices are up by 5 per cent and they will continue to grow at a steady pace despite a projected slow down in sales activities. Low unemployment and good income have helped the property market maintain its growth in the low and middle price ranges. The property investment market comprising high-value properties and rentals has shown the weakest performance and this is what causing a slow down in the sales trends. According to a news report, over 54 per cent of the houses sold were in the low and middle price ranges. The sale percentage for properties in the high price range remains only 11 per cent. This is probably due to the slowing overseas and interstate migration, experts opine.

REIA analysis of property market trends for 2010 and beyond forecasts a modest growth in Canberra and ACT. Elaborating the projections further, the REIA (Real Estate Institute of Australia) said that the market would continue to grow, though at a slower pace, and the first home buyers and low income earners could feel the pinch of a tough market condition ahead. This means that the median house price will continue to rise despite indications of a slowing property market in Canberra and elsewhere in the country. As far as Canberra is concerned, this should not be seen as a deterrent to owning a home here as there have been significant improvements in affordability because of growing income standards and non existence of unemployment.

Canberra Real Estate Agents

Canberra Real Estate Agents offer specialized services to help you buy, sell, rent or lease properties anywhere in the city. Most of these agents have built high reputation by serving the industry for quite a long time. When you talk about the most popular real estate agents in Canberra, All Homes is the first that will come to your mind. This is because of their comprehensive coverage of real estate for sale and for rent in Canberra and across the entire ACT region. Other real estate agencies contributing significantly to the Canberra real estate market include Independent, Maloney's, Colin Mcintyre and Peter Blackshaw along with the nationwide providers of listing services, such as Ray White, Commercial, LJ Hooker, Domain, Realestate.com.au, First Nationals and the likes. Canberra real estate agents provide you listings of real estate for sale, auction results and rental services, and also help you own a home through auctions or private deals.

Canberra Real Estate Rental

Canberra real estate rental market is experiencing tough times as there is less supply against the rising demands. As the capital city of the Commonwealth, Canberra attracts a good number of students, visitors, tourists and businessmen across the globe and there are also a large number of local residents who prefer a rental accommodation. Thus the market has a high demand for rental apartments and houses for rent.

Rent in the city area is higher than suburbs and other ACT regions and it must be paid in advance. There is also a necessity to sign a rental bond, which is equivalent to four weeks rent. There is a separate rental bond form that must be filled and lodged with the Rental Bond Board of the Office of Fair Trading. The tenancy agreement can be ended on giving a three weeks notice by a tenant. The notice period for the landlord to terminate the rental agreement is 14 days to 26 weeks.

Canberra Real Estate Auction Results

Canberra real estate auction results are compiled and presented to consumers by Home Price Guide, an online venture of Australian Property Monitors Ltd (APM). The results are based on weekly sales statistics and are published every Saturday. The trends of rising house prices everywhere in Canberra and ACT have significantly increased the popularity of sales by auctions. As a result, we see a big rush of homebuyers when a result is announced and that has helped increase the clearance rate significantly. Some of the suburbs where properties were up for sale in recent times include Griffith, Rivett, Conder, Banks and Scullin.
