GDA - Ghaziabad Development Authority |
Ghaziabad Development Authority, or simply GDA, is the apex body of housing and related activities in Ghaziabad, a major constituent of Delhi NCR. It has been in existence since 1960, initially as the Improvement Trust and later on as the present GDA. Also known as Ghaziabad Vikas Pradhikaran, GDA has been at the center of all that has helped this industrial city of yesteryears transform into a residential paradise imbibing all ingredients of a truly world class city. Today GDA has emerged as the prime executive body within the jurisdiction of Ghaziabad Nagar Nigam (Ghaziabad Municipal Corporation) to carry out a number of activities in the realm of real estate development, housing construction, property regulation and plot allotment.
GDA Objectives
GDA is at the helm of all developmental activities in the city, and thus it is not unusual to see GDA working on a plan to develop physical infrastructure or improve the quality of the amenities that are needed here the most. It also regulates the building construction activities carried out by a number of private builders, property owners and real estate developers by enforcing Building Bye Laws. The construction design and specifications must be in accordance with the parameters laid in the Bylaws, which can be downloaded online quite easily.
Over the years, GDA has completed a number of infrastructure-related projects involving the development of roads, power houses, telephone exchanges, flyovers, electric stations, Mother Dairy Booths, Community Centers, Nursing Homes, district parks, health clubs, public gathering halls, schools, institutions, and so on. To streamline the process of development, GDA has chalked out a detailed map of the city for the year 2021, which came to be known as GDA Master Plan 2021. This master plan is a guiding force behind the planned activities of the authority towards the major objectives of housing and infrastructure developments.
One of the major tasks of Ghaziabad Development Authority is to identify land and vacant properties in and around the city for planned development and construction of houses and flats. It takes a step-by-step approach to achieve this task. The entire process may involve activities, such as identification of a site, land acquisition, planning of a viable residential or commercial project, implementation of the planned project inviting tenders from experienced builders, property developers and other real estate companies, and finally maintenance of the completed projects. In order to sell flats and houses it has constructed and also to sell undeveloped land pieces and plots, GDA keeps on bringing new housing schemes almost every year one or more times.

GDA Housing Scheme
Given the high-rising property market and sky-rocketing prices of available residential units in Ghaziabad, a GDA new housing scheme is welcomed by a large number of home seekers not only in the city alone but also in Delhi and other NCRs. Under a GDA housing scheme, you are required to submit an application and wait for the draw result to get a flat allotted to you. The allotment of the flats or plots under a scheme strictly depends on the result of the GDA Draw. Some of the most talked-about GDA housing schemes in the year 2009 and 2010 include Bapu Dham Yojana, Koyal Enclave, Madhuban Bapudham Residential Plots & Flats Schme, Janta Flat and allotment of flats and plots in recently developed areas, such as Indirapuram, Vaishali, Kaushambi, Pratap Vihar and Swarn Jayanti Puram, to name just a few. A complete detail of all current housing schemes of year 2009 and 2010 has been provided elsewhere on this website. Keep browsing.
GDA Draw & Draw Result
Each housing scheme of the Ghaziabad Development Authority is followed by a GDA Draw on a predetermined date. This is necessary to accomplish the allotment of the GDA plots and flats in an impartial manner, since it is common for the authority to receive applications in an excessively large number. The draw result is published in the newspaper and is also made available on the World Wide Web through its website. You can check GDA draw result online by selecting the housing scheme you have applied for and providing the details regarding your application. Online you can also check the status of your application in a given scheme. It is important to note that prior registration with the Ghaziabad Development Authority is necessary before participating in a housing scheme.
