By law, a family with an income less than 80 percent of Area Median Income (AMI) is eligible to apply for a Section 8 housing assistance program, but in practice, preferences are given to families having incomes below 50 percent of AMI. Besides a family's income status, Florida Section 8 qualifications include certain other parameters, such as the family size, the present living condition and applicant's qualification as a family with children, elderly or disabled people, etc.

A Florida Section 8 program is usually a voucher-based program that can be attached to a particular tenant or a specific building maintained by a PHA. Other rental assistance programs may include Moderate Rehabilitation Program or Substantial Rehabilitation Program, which come under the category of a project-based program. A tenant-based program, which is commonly known as Housing Choice Voucher (HCV) Program is, by far, the most popular one among the entire lot.

Most of these programs allow you to pay only 30 percent of your monthly adjusted income for the rent of the housing unit you choose to live in Florida. The remaining part of the rent is paid by the housing authority that has issued the rental voucher to you.
