Florida Section 8

Florida Section 8 is a reference to the rental subsidy program funded by HUD and administered by local housing authorities for low-income families and individuals. These assistance programs target those citizens who find it difficult to live in a housing unit that is safe, decent and complete with sanitation and other requirements. A participating tenant or landlord must follow the guidelines that HUD has set in this regard. You can get the details of these from the PHA that serves your area in Miami, Tampa, Jacksonville, Orlando or any other county of Florida.

Florida Section 8 Housing

Florida Section 8 housing assistance is available for families having total annual incomes less than the median incomes of their respective areas. By law, a family with an income less than 80 percent of Area Median Income (AMI) is eligible to apply for a Section 8 housing assistance program, but in practice, preferences are given to families having incomes below 50 percent of AMI. Besides a family’s income status, Florida Section 8 qualifications include certain other parameters, such as the family size, the present living condition and applicant’s qualification as a family with children, elderly or disabled people, etc.

Florida Section 8 Program

A Florida Section 8 program is usually a voucher-based program that can be attached to a particular tenant or a specific building maintained by a PHA. Other rental assistance programs may include Moderate Rehabilitation Program or Substantial Rehabilitation Program, which come under the category of a project-based program. A tenant-based program, which is commonly known as Housing Choice Voucher (HCV) Program is, by far, the most popular one among the entire lot.

Most of these programs allow you to pay only 30 percent of your monthly adjusted income for the rent of the housing unit you choose to live in Florida. The remaining part of the rent is paid by the housing authority that has issued the rental voucher to you. The housing authority will continue to pay its share of rent until the total amount of rent does not exceed a pre-determined payment standard. But before you can move in your rented apartment, it must be inspected by the PHA to ensure whether your landlord has followed completely the housing quality standards set by HUD.

Florida Section 8 Application

It is necessary to ensure that you fulfill the eligibility criteria before taking steps for Florida Section 8 application. Certain documents that attest your qualification for the section 8 program you are applying must be kept ready.
These documents may include pay stubs, tax records, birth certificates and references from your landlords and employers. You can go to the nearest office of a local PHA to complete the process of application or visit its website to apply online also. Florida Section 8 Housing Authority

Not all Section 8 programs are available at all housing authorities in Florida. You must contact a housing authority to know what kind of rental assistance it has to offer to you. Most housing authorities find it difficult to provide the benefits of Section 8 rentals instantly owing to long waiting lists and limited resources. Some have even stopped accepting fresh applications these days. Thus it is important for you to get a complete understanding of the housing assistance available at a housing authority in Florida before going ahead with the application process. It is a good idea to apply in more than one location and see where you can get the rental assistance in the least time.
