Georgia Real Estate Commission, GREC is there to upgrade and encourage the reliable and fair atmosphere both for the customer as well as practitioner of the real estate. For this professional competency is infused in the licensees who then give honest services. To make the agency first of all, the Real Estate License Law was formulated in 1926 by the Georgia General Assembly to protect the public from unfair practices of the brokers. For this three members commission was created. This law was then amended in 1932 in which clearing of examination was made mandatory to get the real estate license.
After seeing tremendous growth in the number of license holder and willing brokers, the Legislature created the office of the Georgia Real Estate Commissioner where he/she would act as a full time employee and look after the day to day activity of the staff of Georgia Real Estate Commision. It was A. Borgschatz who was elected as the first Commissioner of the commission. Then the need of more members was also felt, so in 1976 the membership was increased to six. Further in 1980 the continuing education was made mandatory by the Legislature. From time to time needed modifications in the working, number of employees and licensing requirements were done for the better working and to encourage fair practices.
Then to maintain the discipline, the State of Georgia Real Estate Commission can reprimand, suspend or revoke the license of the holder if found guilty. In the year 1987 right to impose fines was also given to the Georgia Real Estate Commission. So now if the commission finds it right then the fine can be imposed. Members of the GA Real Estate Commission are now selected by the Governor for five years. Five persons are licensed in the real estate and one is from the consumer.
The State of Georgia Real Estate Commission through the License Law regulates the work of salesperson, community association managers and brokers. Assistance to the GA Real Estate Appraiser Board in the form of staff is also given but there is no interference in the administration. The main function of the Georgia Real Estate Comm is to safeguard the rights of public as every single individual has equal right to opportunity & fairness and it is the responsibility of GA Real Estate Commission to protect this right. The right to equality is protected by the following way:
There is no right to carry on unfair and unprincipled practices
- Free market practices are encouraged
- Private disputes are not tackled by the licensing and registration laws
Along with this complaints against the false practices of brokers and real estate salespersons are also handled by the GA Real Estate Commission.
