GA Section 8 rental assistance program is a federally-funded program that is administered by the Georgia Department of Community Affairs (DCA) in most counties of the state. The counties not under the jurisdiction of DCA are ten in number and include Bibb, Clayton, Dekalb, Muscogee, Sumter, Chatham, Glynn, Cobb, Richmond and Fulton. Local housing authorities with their own Section 8 voucher program serve these counties. A voucher holder from DCA or a housing authority serving these counties must reside within their respective jurisdictions for a specified period or until the completion of first lease before moving to another location.

Under the rental assistance program, eligible applicants meeting the income limits of their respective counties are put on a Section 8 waiting list. After the selection of a family from the waiting list, its eligibility for the program is verified and then a Section 8 voucher is issued. Now the family is allowed to find a dwelling unit in the private rental market using the resources provided by the issuing authority or taking a help from a professional service provider in Georgia.

The housing unit you select must have a rental value that is below the Fair Market Rent data published by HUD for a particular county in Georgia or any other US state. At the same time the landlord must be willing to follow the guidelines set by HUD for Section 8 landlords. A landlord offering Section 8 rentals must get its rental unit inspected before allowing a tenant to move in there. A lease agreement is signed between the landlord and the tenant for a minimum period of one year followed by a Housing Assistance Payment (HAP) contract between the landlord and DCA. The rent is determined and the share of the tenant and the HA to be paid to the landlord each month is calculated. The renting assistance provided under the program is usually the difference between the actual rent and 30 percent of a participant's adjusted monthly income.
