Georgia Section 8

Georgia Section 8, now known as Housing Choice Voucher (HCV) program, is a major rental assistance program available for low-income individuals and families in the state. You can get assistance in the form of a rental subsidy that is paid directly to the landlord of the house you live in. How much subsidy you will get depends primarily on your gross income. You are provided with a Section 8 voucher that entitles you to seek rental assistance from the housing authority that serves your area. Currently, more than 16,000 households are getting assistance under the Section 8 Housing Choice Voucher Program in Georgia.

Georgia Section 8 Program

Georgia Section 8 program is a federally funded program with the funds coming from the US Department of Housing and Urban Development (HUD), but the responsibility for its effective administration in the states is given to the Georgia Department of Community Affairs (DCA). Out of the 159 counties in GA, DCA administers Section 8 program in 149 counties and the remaining 10 counties are administered by their local housing authority. It is basically a tenant-based program that gives you flexibility to carry your voucher to any location in the US on the condition that you completes the first year in the jurisdiction of the issuing housing authority itself.

Georgia Section 8 Housing Application

You must be a resident of the state to apply for Section 8 housing in Georgia. Moreover, your income should not be more than 50 percent of the area median income for a given family size. There may be special preferences for families living in sub-standard homes or having minor children, elderly or disabled persons as family members. For application purposes, you need to contact DCA or the housing authority when the waiting list for a particular county opens in GA. The documentation needed to complete the Section 8 application should be kept ready and must be produced when you are asked to do so.

Georgia Section 8 Waiting List

All eligible applicants for a particular county in Georgia are placed on a waiting list. The families with greater housing needs are given higher priority and hence they are placed on top of the list. A long waiting list with your name somewhere near the bottom of the list may mean that you will have to wait for a much longer time before you are issued a Section 8 voucher.

Thus it is advisable that you apply for more than one location and increase your chance of obtaining the voucher in the shortest time possible. However, you must remember that you are required to live for at least one year in the jurisdiction of the housing authority that issues you the voucher.

Georgia Section 8 Rentals

You will not get the benefits of Section 8 housing assistance unless you succeed in finding a rental unit that fully comply the housing quality standards of HUD. There is indeed a dearth of Section 8 Homes for rent in Georgia as few landlords agree to rent out their properties to voucher holders. This is despite the fact that a timely payment is ensured by the DCA to the landlords of Section 8 rentals. Nevertheless, you will find it useful to use the property listing services of HUD, DCA and your local housing authority to locate a Section 8 home for rent in Georgia.
