Maryland Real Estate Appraisers

Maryland Appraisers need to be licensed appropriately in order to provide services for federally related transactions. Such licenses are issued by the Maryland Commission of Real Estate Appraisers and Home Inspectors after verifying the credentials of the real estate appraisers in Maryland. Individuals can obtain licenses in any one of the several licensure classifications, which include Appraiser Trainee, Certified Residential Appraiser, Licensed Appraiser and Certified General Appraiser. Besides these, Maryland Real Estate Board offers reciprocal licenses for appraisers from other states and Temporary Permit Application.

The scope of practice for each licensing category differs and so does the level of education and experience. For all categories, the applicants are expected to have completed the courses approved by the Uniform Standards of Professional Appraisal Practice and met the minimum standards of educational qualifications set by the Appraisal Qualifications Board. The licenses are valid for a period of three years, which can be renewed upon expiration of the term for another three years in a cyclic order. The educational requirements for each category of licensure are as follows:
  • Appraiser Trainee: 75 tested hours of approved courses, which include 15 hours of courses approved by USPAP.
  • Licensed Real Estate Appraiser: 150 hours of approved courses and 2000 hours of work experience in appraisal practice over a period of 24 months.
  • Certified Residential Real Estate Appraiser: 200 hours of approved courses along with an associate's degree or 21 semester credit hours in courses specifically prescribed by the Commission and 2500 hours of work experience in appraisal practice over a period of 24 months.
  • Certified General Real Estate Appraiser: 300 hours of approved courses along with a bachelor's degree or 30 semester credit hours in courses specifically prescribed by the Commission and 3000 hours of appraisal work including 1500 hours in non-residential real property over a period of 30 months.
