Nevada Appraisal Board constitutes a part of Nevada Real Estate Division or Nevada Real Estate Board, which itself is a division of the Nevada Department of Business and Industry. The Nevada Real Estate Appraisal Board helps the Nevada Real Estate Division in its mission to protect and promote public interests in real estate transactions throughout the state. Thus, the Nevada Appraisal Board is empowered to administer real estate appraisers with a proper system of licensure and regulation. An appraiser is the person who assesses the value of a real property and communicates the same to the relevant professionals, such as a broker, a real estate agent , an insurance agent or even the owner of the real property.Nevada Real Estate Appraisal Board: Their ActivitiesThe appraisers can appraise residential property or commercial one. They also undertake appraisal job for agricultural property or land. Although there are separate appraisers for all kinds of real estate, they all need proper licenses to operate in the state of Nevada. It is the Nevada Appraisers Board that evaluates the abilities of different kinds of real estate appraisers and issues licenses to qualified professionals only. The licensing types issued by the Nevada Real Estate Board includes Registered Intern, Licensed Residential Appraiser, Certified General Appraiser and Certified Residential Appraiser.
The scope of operation of all these four categories of licensees differs and so, the requirements in education and experience for them also differ. It is the Appraisal Qualifications Board that determines the minimum educational standard for licensure in all these categories. The Nevada Real State Division takes into consideration the recommendations of the AQB while setting out the eligibility criteria for its different types of licenses. The applicants also have to score a certain percent in the appraisal exams conducted by the Appraisal Board.
As a promoter of public welfare, the Nevada Real Estate Division entertains complaints from the consumers regarding misconduct or unlawful practices of its licensed appraisers. Disciplinary actions are taken against those Nevada Real Estate Appraisers that are found guilty of breaking the state appraisal laws.
