Nevada Property Tax

Nevada Property Tax is based on the value of property. The property itself is of two kinds, Personal Property and Real Property. All movable property comes under the category of personal property. The real property consists of such property that cannot be classified under the category of personal property. All real property within the state of Nevada is taxable, though the real estate taxes are levied and collected by the local governments under the supervision of the state.

Nevada Property Tax Rate

According to the Nevada State Property Tax Laws, the property tax rate is capped at $3.64 per $100.00 of assessed value. The assessed value of a real property is what an assessor determines after surveying and assessing the site according to any of the accepted method of assessment. As per the law, the the real estate in Nevada is to be assessed at 35% of taxable value. If you think that the taxable value of your property is more than it should be, you can make an appeal before the County Board of Equalization and the State Board of Equalization.

Nevada Property Tax Rate is determined by the various local governments, such as cities, counties, special districts, school districts, etc during budget hearings. Citizens can also participate in such proceedings and can even questions expenditures and property tax rates. It is the expenditure of local government on providing public amenities to the local population that determines the rate of property tax in Nevada.

NV Property Tax Exemptions

The proper tax rate when determined thus by the local government is sent to Nevada Tax Commission for approval. Property Tax Exemptions are provided to certain categories of people, which may include widows, veterans, orphans, blind persons and disabled veterans. For persons over 62 years of age, the "Senior Citizen Tax Assistance/Rental Rebate" program is available, if their annual household incomes do not exceed $21,500.
