Real estate agents or real estate sales agents in the USA are the professional people who help consumers buy, sell or rent real properties in proper manner and within the scheduled time. They are not only aware of all the legal necessities that may occur during the course of a real estate transaction but are also qualified enough to handle them satisfactorily. This is because of the fact that every US real estate agent is licensed by a government agency, which offers license only after ascertaining the abilities of a candidate.

The licensing agency for real estate agents is called Real Estate Commission , which has divisions in every state of the USA. In order to obtain license for real estate sales agents, the candidates must qualify in the exams conducted by the real estate commission in a US state. Moreover, the education and learning process of a real estate agent does not stop even after getting a license from the commission. In order to retain the real estate license after a period of few years, the sales agents must keep on learning and gain some credits in continuing education. As a result, real estate agents in the US are found to be much qualified and well trained.

It should also be noted that a real estate agent in the US is different from a real estate broker, though both require license for professional practice. While the real estate brokers operate at a higher level and can have their own real estate businesses, the real estate agents must work with a broker. Both do the same types of work, but the quantum of work and the earning potential differ.

Moreover, a real estate agent is also not the same as a Realtor. The realtors are the members of National Association of Realtors and its state and local level associations or boards. Anybody with a license for sales agency or brokerage can approach the association to become a member of it and avail of its wide-ranging benefits.

While the real estate agents need license in every state in the US, there may be difference in educational requirement and licensing procedure. Moreover, there may be a difference in the nature of work of real estate agents. For example, in some states, the real estate agents represent the sellers of real property only and, as a result, are called real estate salesperson. There are other states where dual agency real estate is much popular in which a real estate agent can represent both the buyers and the sellers.
