Utah Property Tax System is administered locally, at county levels. Personal as well as Real Property is assessed by county assessors and the assessed value for each property is processed further to calculate property tax in Utah. As a result property tax in each Utah County may not be the same but depends much on the extent of proper tax rate, which is determined at county level. Utah Property Tax Division

Although most of the real estate in Utah is assessed locally, there are some public utilities and properties that are assessed by a state agency. This agency is called the Property Tax Division, which functions under the Utah State Tax Commission. Apart from the work of assessment for such kinds of properties, the Division also has the responsibility of supervising locally administered assessment and also collection of real property taxes in Utah.

The other functions of UT Property Tax Division include training and certification of local appraisers, auditing locally assessed real property by means of sales ratio studies, certification of the process of local tax rate setting and "truth in taxation", development and maintenance of standard practice for local administration of Utah State Property Tax.
